When you sell a home, there are many moving parts that need to sync up, with so much to consider. But we have done this selling thing a time or two (or a few hundred times, actually) -- we know what it takes and how to get you to the finish. We have landscapers, painters, general contractors, inspectors, and movers, and stagers to assist with getting your home ready for max value. We know what the red flags on an offer are and how best to knock them down BEFORE we go under contract.

 By the end of our first meeting, our clients understand all the terms, processes, and documents involved in a transaction and are equipped with current market information to make future decisions. 

Most importantly, we will answer any and all questions you may have as a seller. We will leave our listing paperwork with you for you to review before signing. We will never ask for you to sign with us the day you meet us (unless you really want to!). 

During our first meeting, we will tour your home, ask questions, and learn all the things that makes your home unique. 

We will go over your comparative market analysis and make any adjustments needed based on the condition of your home at the time of touring.

We will also chat about your home selling goals, the plan for your future, and create a listing strategy based on your specific needs.

From there, we will discuss how to maximize your home’s value in the current market and create a plan on next steps, whether that’s getting the home to market ASAP or bringing in some assistance from our team of professionals. 

Our first meeting

How we set you up for selling your home  

It’s listing week! During this week we will finalize your marketing plan, have your photography and videography completed, set up your sign in the front of the house, and bring the stagers in (if applicable). This is also when you’ll get a final copy of your home information booklet, take a tour of your home’s website, and see the full-color brochures we have designed for you. We will discuss how we track the prospective buyers coming into your home and how we follow-up on their feedback. We will also complete another market analysis to ensure that our pricing is still spot on and adjust if needed. It’s an exciting time and a flurry of activity - throughout the whole process, you will have peace of mind that all the details are being taken care of. 

LISTING WEEK

When it comes time to review offers, there’s a few strategies to take. We can either review the offers as they come in, or hold for a few days and review all at once. Whichever you choose, we will provide you with a simple to read spreadsheet showing you the basic outline of the offers you receive, the pros and cons of each offer, and the net proceeds each will provide you. Prior to review the offers with you, we call each buyer’s lender to ensure their loan is as good as their pre-approval letter says it is. This is where we catch those red-flag issues, usually! As we review your offers, we will discuss the possibility of counteroffering or accepting an offer as it is written. Remember: it’s a sellers’ market and you’re in control! 

Offer Review Day 

Your agent will conduct weekly check-ins with the Buyer’s agent and lender to ensure that your closing is staying on track. We do not want any surprises the week of closing! Once we are through the appraisal process, we will work with the escrow closing team to get you ready to sign for the sale of the home, check to ensure all other portions of the sales contract have been completed, and get you ready to turn over the keys to your home. When it’s time to move, let us assist with our awesome moving team who will be happy to load your moving truck for you.  

Once your home is under contract, it’s actually pretty smooth sailing from here. Where we may have hiccups is during the Buyer’s inspection period (if any), where they may ask for repairs to the home. We will discuss the various options on how to proceed, along with the benefits and disadvantages each choice. This is where our trusted professional partnerships really come in handy! If there’s something we need to get repaired, we will have the people you need ready to go.
